El reto consiste en reformar una vivienda de 33 m2 incrustada en el bajo de un patio interior del barrio de Tetuán. El presupuesto: el mínimo posible. Los usuarios: una pareja en régimen de alquiler. Los propietarios: unos amigos exigentes.
The challenge is to refurbish a 33 m2 flat on the ground floor of an interior courtyard in the Tetuán neighbourhood. The budget: the minimum possible. The users: a couple renting. The owners: some demanding friends.
El espacio reunía dos condiciones fundamentales: los 33 m2 y la escasez de luz. Así que los conceptos con los que principalmente trabajamos son los que transforman estas cualidades límite en condiciones potenciales: el deseo de amplitud y la decisión de aprovechar al máximo la luz.
The space had two basic conditions: the 33 m2 and the lack of light. So the concepts we mainly worked with are those that transform these limiting qualities into potential conditions: the desire for spaciousness and the decision to make the most of the light.

¡Y comienza la obra!
Lo primero es conseguir un espacio diáfano, demoliendo todos los obstáculos.
Adiós a los tabiques, adiós al altillo.
Levantamos los aparatos.
Obtenemos el lienzo sobre el que trabajar.
Pero este lienzo no está en blanco: conserva la historia del lugar.

And the play begins!
The first thing is to achieve an open space, demolishing all obstacles.
No more partitions, no more mezzanine.
We lift the equipment.
We obtain the canvas on which to work.
But this canvas is not blank: it preserves the history of the place.

Como siempre, con la obra, comienza un viaje. Y como todo viaje, impredecible, misterioso. Nunca sabemos con qué nos vamos a encontrar.
Primera estación. Una bajante supuestamente condenada, en muy malas condiciones físicas y funcionales, rota y sin arqueta a pie de bajante…sigue en funcionamiento. ¡Y atraviesa nuestro comedor!
Unas llamadas telefónicas logran poner de acuerdo a los vecinos para construir una solución perfecta para sus instalaciones de saneamiento, una nueva arqueta y el empotramiento de su bajante dejaran los residuos perfectamente ocultos y en condiciones de salubridad óptimas para toda la comunidad.
¡Podemos ir tranquilos, el viaje continua!…hasta la siguiente estación!
As always, with the work, a journey begins. And like all journeys, unpredictable, mysterious. We never know what we are going to find.
First station. A supposedly condemned downpipe, in very bad physical and functional condition, broken and without a manhole at the foot of the downpipe… it is still in operation. And it crosses our dining room!
A few phone calls managed to get the neighbours to agree to build a perfect solution for their sewage installations, a new manhole and the embedding of their downpipe will leave the waste perfectly hidden and in optimal sanitary conditions for the whole community.
We can go on, the journey continues… until the next station!
Seguimos trabajando el lienzo. Sobre la fachada existente se colocan unas nuevas ventanas. De aluminio y vidrio con rotura de puente térmico. La rotura de puente térmico evitará la transmisión de calor, evitando el contacto entre la cara exterior e interior del marco al intercalar un material no conductor embutido en el aluminio Así se reducirá el consumo de la energía térmica para calentar la vivienda. Si le sumamos el doble vidrio 4124 bajo emisivo, obtendremos unos altos porcentajes de aislamiento que se traducirán en un ahorro constante en las facturas y en consecuencia una menor emisión de CO2.
We continue to work on the canvas. New windows are placed on the existing façade. Made of aluminium and glass with thermal bridge break. The thermal bridge break will prevent the transmission of heat, avoiding the contact between the exterior and interior face of the frame by inserting a non-conductive material embedded in the aluminium. This will reduce the consumption of thermal energy to heat the house. If we add the low emissivity double glazing 4124, we will obtain high insulation percentages that will translate into constant savings on bills and consequently lower CO2 emissions.
Se dibujan los primeros trazos. En las siguientes imágenes podemos ver las zanjas y las rozas que albergarán las instalaciones de fontanería y saneamiento.

El yeso nos lo encontramos muerto, eso implica que se desprende y hunde al menor contacto, por tanto, lo eliminamos y descubrimos los materiales base originales de cada pared, con sus diferentes texturas…
We found the plaster dead, which means that it detaches and sinks at the slightest contact, so we remove it and discover the original base materials of each wall, with its different textures…
Ya con instalaciones de fontanería hechas, como son muy pocos puntos de agua, se han hecho en un par de días.
With plumbing installations already done, as there are very few water points, they have been done in a couple of days.
Todo preparado para que entren los electricistas, las rozas para los tubos de electricidad, primero marcadas por los electricistas previamente y realizadas por los albañiles.
Everything is ready for the electricians to come in, the cut-outs for the electricity pipes, first marked out by the electricians beforehand and then carried out by the bricklayers.
Se realizan los trasdosados acústicos y los tabiques, aunque dejando uno de los lados para que se pueda trabajar en el tabique con las instalaciones.
The acoustic lining and partition walls are made, but leaving one of the sides so that work can be carried out on the partition wall with the installations.
La instalaciones vistas quedan genial con el tubo de acero. Los tabiques se insonorizan para que no se oigan los ruidos del aseo, siempre tan inoportunos.
The exposed installations look great with the steel tube. The partition walls are soundproofed so that you don’t hear the unwelcome toilet noises.
El altillo multifuncional recupera su color original, incorporando así la historia de la vivienda y aportando frescura. Un toque verde agua que se relaciona a la perfección con las antiguas vigas metálicas anaranjadas.
The multifunctional mezzanine recovers its original colour, thus incorporating the history of the house and adding freshness. A touch of aqua green that blends in perfectly with the old orange metal beams.
La luz nos abre las puertas a una gran versatilidad. Hace habitables los espacios, pero también los embellece. ¡Una iluminación cuidad transforma por completo un espacio!
Light opens the way to a great versatility. It makes spaces habitable, but it also makes them more beautiful. Careful lighting completely transforms a space!
Los azulejos tipo gresite blanco son contrastados con una junta en color negro, lo que mejorará el envejecimiento y aportará vigor y elegancia al paramento. El gresite con su pequeño tamaño nos da la sensación de ampliar el espacio y dar más tamaño al baño y a la cocina. Con un sólo gesto hemos ganado muchos metros cuadrados casi gratis!
The white gresite tiles are contrasted with a black joint, which will improve the ageing and bring vigour and elegance to the wall. The small size of the tiles gives us the sensation of enlarging the space and giving more size to the bathroom and kitchen. With a single gesture we have gained a lot of square metres almost for free!
El edificio no tiene calefacción central, así que se estudia la mejor opción. Las características de su ubicación, y las nuevas ventanas suponen una menor necesidad de calefacción y refrigeración. La pequeña ayuda que esta casa necesita, se resuelve con la menor contribución necesaria y la instalación más rápida. 2 split 1×1 calentaran la casa en invierno y la refrigeraran en verano.
The building has no central heating, so the best option is being studied. The characteristics of its location, and the new windows mean less need for heating and cooling. The small help that this house needs, is solved with the smallest contribution needed and the fastest installation. 2 split 1×1 will heat the house in winter and cool it in summer.
La pintura cambia por completo la imagen, la casa parece recibir el doble de luz. Y ¡cómo no!, la pintura ecológica plástica mate es inodora, no tiene tóxicos y es mediambientalmente sostenible.
The paint completely changes the look, the house seems to receive twice as much light. And of course, the ecological matt plastic paint is odourless, non-toxic and environmentally sustainable.
El pavimento del vestíbulo se realiza entero con el felpudo tradicional de coco natural que te recibe cálidamente y te invita a descalzarse y entrar a la vivienda con los pies descalzos. El suelo de toda la casa se acaba en tarima flotante de laminado de madera, ¡¡¡podemos seguir andando descalzos!!! Una ejecución rápida y un acabado cálido.
The flooring in the entrance hall is made entirely of the traditional natural coconut matting that welcomes you warmly and invites you to take off your shoes and enter the house barefoot. The floor of the whole house is finished in laminate wood laminate floating floor, we can still walk barefoot!!! A quick execution and a warm finish.
Se deja el pavimento del aseo en hormigón bruñido, consiguiendo así un suelo continuo y resistente que hace muy buena pareja con el plato de ducha de pizarra. La ducha es recibida a ras de suelo para que se entre y salga fácilmente.
Otra solución para ganar metros a la vivienda casi gratis: el espejo en la pared larga de la ducha amplía el espacio.
The bathroom floor is left in burnished concrete, thus achieving a continuous and resistant floor that makes a very good match with the slate shower tray. The shower is placed flush with the floor so that it is easy to get in and out.
Another solution for gaining living space almost free of charge: the mirror on the long shower wall enlarges the space.
