¿Cómo hacemos una vivienda sana?
Antes de entrar en obra siempre diseñamos el proyecto con toda la ilusión y mimo posible. Esta casa ecológica tiene muchos conceptos básicos de arquitectura bioclimática y sostenible, sin necesidad de ecolabel, con nuestra responsabilidad hacia el cliente, hacia el planeta y hacia nosotros, proyectamos esta vivienda eficiente A+, casi llegando a una casa Passivhouse, prácticamente una vivienda del futuro, ya con los estándares de eficiencia del año 2020 NZEB, edificio consumo casi nulo.

Empezamos la obra!
Se empieza por el principio, con el replanteo, medir y medir y encajar en el terreno lo que se ha diseñado durante meses en el laboratorio… el CAD.

En este caso se realiza con Óscar (Arquitecto técnico) y David (contratista), que tenía los deberes hechos, y ya tenía todo el replanteo realizado, con sus cuerdas y estacas en el terreno.
Sobre su replanteo, se ajusta un poco los linderos de los vencinos, ya que la distancia es muy justa y el replanteo realizado se ha hecho para empezar con la cimentación y el muro de separación con el solar vecino.

Regarding the stake out, the boundaries of the neighbours are adjusted a little, as the distance is very close and the stake out has been done to start with the foundations and the separation wall with the neighbouring plot.
Ya estamos con el lío…
Con el replanteo realizado, comenzamos con el muro de linde con el vecino…y ya empiezan las sorpresas…el geotécnico no está perfecto, donde era roca madre, resulta que son rocas disgregadas, y nos obliga a realizar zapatas de cimentación sobre las piedras. Para ello, lo primero es un hormigón pobre como regulación del terreno.
Y a la vez que se va hormigonando el muro vamos excavando la planta de la vivienda, con una retroescavadora ¡en cuestión de minutos!

And at the same time that the wall is being concreted, we are excavating the floor of the house with a backhoe, in a matter of minutes!
Y otra vez a replantear sobre la excavación, así tenemos completamente centradas todas las medidas que son cruciales en la construcción.
A partir de la cimentación, todo vuelve a la normalidad y a seguir fielmente el proyecto.

From the foundations onwards, everything is back to normal and the project can be faithfully followed.
Se realiza la comprobación del nivel del hormigón de limpieza de la cimentación de la vivienda. Se realiza inspección visual del muro de separación de finca con la parcela 43B, dando por buena la planimetría y linealidad de la estructura, así como su cota.

Se realiza la cimentación, después de mucho pensarla y calcularla con Marta, realizamos una cimentación por zapata corrida y una zapata central arriostrada.

Con unos buenos zapatos ya se puede caminar un largo camino, así una casa con unas cimentaciones adecuadas está preparada para «aguantar» a los habitantes lo que haga falta.

Dejamos el medidor de Radiactividad en el terreno de la vivienda para medir los niveles de Gas Radón que puedan existir; Los números oscilan entre 0,18 y 0,35 microSievert/h teniendo un límite superior de seguridad de 0,4microSievert/h si es sostenido en el periodo de un año completo, los valores son sensiblemente inferiores, por lo que se aprueba la no realización de ninguna acción especial para ventilar bajo la solera, y sí impermeabilizarla.

Ya empezamos a subir!!! Montando los encofrados de los muros de sótano. Una vez realizada la cimentación de zapata corrida, el muro va encima.

Los muros siguen alzándose poco a poco, una buena ejecución y un encofrado al milímetro crean una base estupenda para el resto de la casa.
The walls continue to rise little by little, with good workmanship and a formwork to the millimetre creating a great base for the rest of the house.
La solera ya está a punto de terminarse también, para la siguiente visita, ya estarán todos los muros levantados y tendremos la planta baja para empezar a trabajar en ella.
The floor screed is about to be finished as well, by the next visit, all the walls will be up and we will have the ground floor to start working on.
Los muros están en pie!
A por el forjado…una losa armada con encofrado recuperable, así pues, están los puntales esperando el hormigonado.

The floor slab… a reinforced slab with recoverable formwork, so the props are waiting to be concreted.
Se arma la losa de forjado, no todo es oro, en este caso se modificó el proyecto al equivocarse de sistema de forjado el contratista, no pidió a tiempo las prelosas con las que diseñamos el forjado, y por tiempo de ejecución se modificó la solución a una losa «in situ».
Not everything is gold, in this case the project was modified when the contractor made a mistake in the slab system, he did not order the pre-slabs with which we designed the slab in time, and due to the execution time the solution was modified to an «in situ» slab.
Se ha hormigonado el forjado y los muros de hormigón que suben hasta planta primera. Estos muros serán la estructura hiperestática que se dejará atar por la estructura liviana de madera. También son los elementos que darán inercia térmica junto con el suelo radiante a la vivienda.

Ahora le toca el turno de la madera, con este material noble se realiza la planta primera y cubiertas, así como los revestimientos de fachada. La estructura se realiza con Paneles laminados estructurales de muy rápida instalación (en 15 días está la estructura).
